There is a wave of change happening in the renowned housing enclave of Gilstead Road, Gentle Road and Buckley Road, which is located just off Newton Road in prime District 11. According to Brenda Zee, senior executive group division director at ERA Realty Network, this area was once a predominantly bungalow area and home to many of the Who’s Who in Singapore.
However, in recent years, there has been a gradual shift in the landscape as many of the bungalows have been sold to buyers who saw the potential to redevelop them into semi-detached houses, strata-titled landed housing projects or low-rise condominiums. Some notable examples are Buckley Classique, Gilstead Two and Villas @ Gilstead.
The most significant deal was the sale of two adjacent freehold bungalows at 32 and 34 Gilstead Road, with a combined site area of 43,458 sq ft for $70 million ($1,611 psf), according to a caveat lodged in December 2021. The buyer, Kheng Leong Co, is currently redeveloping the site into a new luxury 14-unit condo, aptly named 32 Gilstead.
The exterior of the 1970s bungalow on Gilstead Road exudes old-world charm.
The units at 32 Gilstead have an average size of 4,200 sq ft and four en suite bedrooms. Since its launch in April, five units have been sold at prices ranging from $14.4 million to $14.7 million, or $3,431 psf to $3,505 psf. This has set a new benchmark in terms of luxury and prices for the neighbourhood.
According to Bibi Wong, marketing director of ERA Realty Network, who grew up in the area, the entire neighbourhood is undergoing gentrification, with a new generation of younger, affluent, and more cosmopolitan residents moving into these new high-end homes.
Aside from its prime location, Gilstead Road has become a sought-after address due to its tranquil and leafy neighbourhood. It is also within the 1-km radius of top schools such as Anglo-Chinese School (Primary), St Joseph’s Institution and Catholic Junior College, and within 1-2km of Anglo-Chinese School (Junior), Singapore Chinese Girls’ School and CHIJ Primary (Toa Payoh). Families with young children will also appreciate the proximity to St James Church Kindergarten (Gilstead) and EtonHouse Pre-School Newton, as well as international schools such as EtonHouse International School Orchard and Chatsworth International School.
The area is being gentrified with a new generation of homes, making it an ideal option for families looking for a prime residential estate with excellent amenities. According to Zee, who is jointly marketing the property with Wong, families can also consider redeveloping the property into a new, larger bungalow or a pair of semi-detached houses, subject to approval from the authorities. With gentrification, the neighbourhood is expected to see an uplift in prices in the future.
45 Gilstead Road is an ideal property for those looking for a redevelopment opportunity.

The demand for condos in Singapore has skyrocketed due to the limited land available on the small island nation. With a continually growing population, Singapore faces a shortage of land for development, resulting in strict land use policies and a cutthroat real estate market. As a result, the prices of properties, especially condos, are consistently rising, making real estate investments a highly lucrative venture with the potential for significant capital appreciation. This trend has also given rise to numerous New Condo Launches as developers strive to meet the high demand for housing.
